O & E Searches
At ESS Owner & Encumbrance Reports search are extensive. The reports include the record owner, legal description, paid tax information, mortgages, encumbrances (judgments, liens, etc.).
Our O&E Reports differ from most of those prepared by other companies because most vendors simply provide you with information from the date the last owner of record took title, our report goes back as far as necessary to provide an accurate report. For example, if the current title holder acquired their property by a Quit Claim Deed in March 1995, without acquiring a mortgage, most vendors will provide you with a Report stating that there are no open mortgages on the property since they would start their search from March 1995, contrary we go beyond to find the Warranty Deed and will seek the existence of older mortgages and check if they are satisfied or not, and most importantly we will provide you the reports at very reasonable costs and within 12 hours from the time you order the reports in most of the cases.
